Job Title: Maintenance Supervisor
Rolla Housing Authority
Salary: $46,550 - $50,000 Annually
 
Position Overview:
The Rolla Housing Authority of Rolla is seeking a dedicated and skilled Maintenance Supervisor to oversee and enhance the daily maintenance operations for our housing projects. The ideal candidate will possess strong leadership abilities, a comprehensive understanding of maintenance protocols, and the capacity to foster positive relationships with tenants and staff alike. This position plays a vital role in ensuring the safety, functionality, and comfort of our housing facilities.
 
Key Responsibilities:

  • Planning & Organization:
  1. Plan, organize, and monitor day-to-day maintenance operations for the housing authority, ensuring efficient workflow and adherence to establish protocols.
  2. Review and prioritize daily work orders, ensuring timely completion of maintenance tasks and effective resource allocation.
 
  • Collaboration & Development:
  1. Assist the Executive Director and Project Manager in the development and implementation of the housing authority’s Capitol Fund projects, while contributing to strategic planning and project execution.
  2. Provide on the job training and technical assistance to maintenance staff, fostering a culture of continuous improvement and skill development.
 
  • Supervision & Inspection:
  1. Supervise, direct and inspect the work of maintenance employees, ensuring compliance with safety standards and quality workmanship.
  2. Maintain detailed records of maintenance activities, including inspections, repairs, and employee performance.
 
  • Tenant Relations:
  1. Maintain a positive rapport with housing project tenants, addressing concerns and providing exceptional customer service to enhance tenant satisfaction.
  2. Uphold strict confidentiality regarding tenant information and concerns, ensuring compliance with privacy regulations and fostering a trusting environment within the housing projects.
 
  • Safety & Compliance:
  1. Ensure compliance with legal and safety regulations relevant to maintenance operations, holding accountability for safety issues within the scope of the position.
  2. Participate in additional training as deemed necessary by the Executive Director or Modernization Manager to stay current with maintenance practices and regulations.
 
 
Job Context:
This is a full-time position with regular year-round hours, including potential overtime. There is no shift work, and the Supervisor will be on-call for emergencies to respond promptly to urgent maintenance issues. The position requires approximately 80% indoor work and 20% outdoor work in varying weather conditions. The work environment characteristics described here a representative of those an employee encounters while performing the essential functions. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. While performing the duties of this job, the employee regularly works near moving mechanical parts and in outside weather conditions. The employee must frequently lift/move up to 50lbs and occasionally lift/ move more than 100lbs.
 
Qualifications:
  • General knowledge and experience in HVAC, plumbing, electrical systems, and roofing maintenance.
  • Valid Missouri driver’s license (Class F) with a clean driving record to meet the housing authority’s vehicle insurance policy requirements.
  • Proven experience in a supervisory role within a maintenance environment is preferred.
  • Strong organizational and communication skills, with the ability to foster teamwork and collaboration among staff.
